A multimillion-dollar marina and town centre development at Pelican Waters on the Sunshine Coast is further highlighting the region’s reputation as an ideal business and lifestyle location. It is the Sunshine Coast's first new marina project in 40 years. 

Located just 30 minutes from Sunshine Coast Airport and an easy commute to Brisbane, the Pelican Waters Marina Village and Marina will be a destination in its own right, with commercial and residential options including on the waterfront and main street.

The fully serviced $16 million Pelican Waters Marina opened in August 2023 incorporating the only fully-enclosed dry stack storage facility in the region. Opportunities are currently open for businesses in the accompanying waterside town centre precinct, known as Marina Village.

Construction is underway on the development, which will offer a fully serviced marina and boat stack facility plus a waterside town centre precinct offering retail and medical services, which will be known as the Marina Village.

The Sunshine Coast is one of the fastest-growing regions in Australia. High levels of business confidence, a surge in residential property demand and major infrastructure development underway are combining to drive investor optimism in the region.

Marina Village opportunities

Pelican Waters Marina Village offers 126 wet berths, state-of-the-art dry boat storage for up to 160 vessels, a fully equipped chandlery and a full-service marina yard.

The Marina has generated a buzz in the boating community due to its prime location, which is connected by canals to the pristine waters of Pumicestone Passage in the Moreton Bay Marine Park.

Hamish Pressland, Pelican Waters general manager of development, said the new Marina and Marina Village marked the most significant transformation of Pelican Waters to date.

“There is little doubt this highly anticipated marina project will reshape the way we live, work and play on the Sunshine Coast as the first dedicated facility of this scope and calibre for the region in many decades,” said Mr Pressland.

Sunshine Coast Mayor Mark Jamieson said the state-of-the-art marina marked a major milestone in regional investment.

“This significant investment yet again demonstrates investor confidence across the length and breadth of our Sunshine Coast and across a wide range of individual projects and industries,” Mayor Jamieson said.

A future commercial hub

The Pelican Waters Marina Village will provide an essential community hub, offering a range of boutique waterfront retail options, plus a large medical centre and pharmacy.

The dynamic mix of dining, retail and commercial opportunities will be surrounded by a modern mixed-density residential development featuring cutting-edge urban design and a relaxed waterfront atmosphere. Seasons IGA supermarket and the award-winning Moffat Beach Brewing Co. will locate in the commercial hub.

The village also includes a retail development opportunity, with an estimated retail catchment population of 12,000 – 14,000 and approved uses such as:

    • Hair and beauty
    • Gym / pilates studio
    • Boutique cafes
    • Restaurants, food and drink outlets
    • Smaller retail or shops

Allied health opportunities

The Marina Village Medical Centre will be a complement to the 17 hectare Sunshine Coast Health Precinct in Birtinya, a short 10 minute drive away. 

Plans for the medical centre include as follows.

    • Pharmacy
    • Radiology
    • Potential ophthalmologist
