The commercial profile of the Sunshine Coast is shifting as two significant new buildings in the Maroochydore City Centre move toward their 2026 operational debuts.
Both 50 First Ave and the Maroochy Private Hospital are close to completion and soon to open and both demonstrate the quality architectural credentials already on display in the Maroochydore City Centre.
For the investment community, these completions represent the transition of the greenfield CBD from a master-planning concept into an established commercial ecosystem.
Premium office supply meets record low vacancy
The structural completion of Walker Corporation’s 50 First Ave addresses growing demand for new commercial office space on the Sunshine Coast, which is currently one of the tightest A-Grade office markets in Australia, with vacancy rates hovering around 1%.
The 15-storey tower provides approximately 12,000sqm of commercial space designed to meet modern ESG requirements, targeting 5-star NABERS and Green Star ratings.
Unitywater is confirmed as an anchor tenant, taking 4000sqm+ and the building location puts the finishing touches on a permanent professional hub in the City Hall precinct.
For institutional investors, the asset serves as a benchmark for the “flight to quality” trend, where high-value tenants are prioritising precinct amenity and digital connectivity.
Integration of healthcare and research
Slated to open in the first half of 2026, the 10-storey facility is more than a clinical addition to the region, it represents an integrated model of healthcare and education.
A key feature of the development is the partnership with the University of the Sunshine Coast (UniSC), which will occupy space within the building, to be used for clinical trials and research.
This co-location of private healthcare and academic research will create a specialised “health hub” within the CBD and add diversification to the precinct’s industry mix.
Feeding the data hungry
The delivery of these two projects comes at a time when the Sunshine Coast International Broadband Network has been augmented by the region’s second subsea cable, delivered in a partnership with Google, NEXTDC and Sunshine Coast Council.
Further strengthening the region’s digital infrastructure, Google’s new Tabua undersea cable is set to enhance connectivity to Fiji and the United States, ensuring even greater data capacity and network resilience.
To support this influx of international data, NEXTDC’s SC2 data centre is currently under construction in the city centre, next door to the NEXTDC SC1 data centre.
Representing a $200 million investment, SC2 is a purpose-built, “AI-factory” designed to meet the intensive cooling and power demands of modern high-density computing.

Cyber intelligence
The Sunshine Coast is also placed at the forefront of the cyber security sector with the establishment of a new national organisation aimed at protecting the nation against cyber criminals.
The Critical Infrastructure – Information Sharing and Analysis Centre (CI-ISAC) is a not-for-profit industry-based organisation which provides comprehensive information analysis advice to assist its membership base to protect Australia’s most critical infrastructure.
