Maroochydore City Centre is Australia’s largest greenfield CBD and aims to be Australia’s first truly smart city, just 15 minutes from the Sunshine Coast Airport and 20 milliseconds from Asia via the new broadband submarine cable.

Master-planned from the ground up, the new Maroochydore City Centre will offer capital city infrastructure and has been designed for the Sunshine Coast lifestyle, with almost 18 hectares of parklands and waterways. The multi-billion-dollar greenfield CBD features a mix of commercial, retail, residential and dining precincts.

In preparation for the Brisbane 2032 Olympic and Paralympic Games and part of the Queensland Government’s 2032 Delivery Plan, Maroochydore City Centre will be transformed with a new integrated Athlete Village, arena venue and cultural precinct.

The Queensland Government approved Priority Development Area is being delivered by Walker Corporation and Sunshine Coast Council.

Horizon Centre

The $1 billion Horizon Centre is set to transform the heart of the Sunshine Coast with a 7,000-seat multi-purpose arena, athlete village and 5-star hotel.

Integrated with The Wave transport system, the precinct will connect the city centre to the Sunshine Coast Airport, enhancing accessibility for visitors.

Development status

Completed developments

The emerging Maroochydore CBD has gained yet another healthy injection with the completion of the Maroochy Private Hospital. The $100 million eight-storey hospital accommodates medical, teaching and research facilities with high-end amenities and a rooftop relaxation area for staff.

After receiving approval in early 2022, Walker Corporation commenced its first commercial development in the Maroochydore City Centre, 50 First Avenue. The building is a luxurious 15-storey A-grade office tower.

The high-tech building is complemented by exceptional end of trip facilities, a ‘sky-garden’ rooftop, boutique retail tenants and stunning ocean views.

Large expansive 1000m2+ floorplates are available for lease now.

Opened July 2024, The Corso apartment block is a symbol of progress and prosperity for the city centre.

The precinct includes 158 one, two and  three bedroom apartments and 100sqm of commercial and retail space, a large communal area on the fourth floor with lounge and dining facilities and a swimming pool and amenities.

Opened March 2023, A1 has been designed to epitomise the modern inner-city office building.

Prominently situated on a corner site with three frontages, the Cottee Parker designed building features a striking glass façade and abundant natural light.

It has three levels of ultra-modern architecturally designed office space, extensive end of trip facilities and a rooftop terrace.

The design of Sunshine Coast Council City Hall has been inspired by the region’s natural assets including the Glass House Mountains. 

Energy and water efficiency and shading treatments will deliver a landmark building with a five-star Green Star rating which aligns with the vision for the Sunshine Coast to be Australia’s most sustainable region.

The 10-storey building is home to Sunshine Coast Council employees and opened in December 2022.

Market Lane Residences opened June 2022 and forms part of a two-tower project.

As well as ground floor SOHOs (single office home office), the precinct has 81 apartments across 14 levels, an exciting street-level offering of retail, cafes and restaurants.

Holiday Inn Express and Suites is located on First Avenue and has 181 rooms, conference facilities, a rooftop swimming pool, bar, dining and an underground car park. The hotel opened in 2022.

Opened in late 2020, Foundation Place is the region’s first five-star NABERS energy rated building and the first commercial building for the Maroochydore City Centre.

All five levels of commercial space are fully leased. The ground floor is a bustling dining precinct, with popular restaurants Giddy Geisha, Market Bistro and the Market Wine Store.

Construction underway

In 2025, NEXTDC announced SC2 a high-density, AI optimised data centre. The $200 million investment will allow the company to further enable the thriving digital economy on the Sunshine Coast and, more broadly, in Australia.

The proposed Sol by Walker development will be a mixed-use building, featuring primarily residential dwellings along with space for commercial and retail businesses on the ground level.

This luxury building will help boost the housing supply in the growing Sunshine Coast region, with 251 residences planned. It will also provide convenience for those who wish to live and work centrally on the Sunshine Coast.

Riverside commercial opportunities

Stunning views, easy access to amenities and a convenient central location are fuelling consistent demand for riverside retail and office space in Maroochydore and Cotton Tree.
